South East Technological University (SETU), known for its commitment to innovation and sustainability, embarked on a pioneering project to implement state-of-the-art building management solutions within its newly constructed Corporate Support Services Building (CSSB). The team at Xenon were chosen to implement an advanced KNX/DALI lighting control system that not only enhances the building's operational efficiency but also aligns with SETU’s sustainability goals, along with fire alarm and security systems.
Project Overview
The CSSB, a modern structure of approximately 4,800 square meters, serves a range of purposes including meeting rooms and collaboration spaces with new canteen facilities. To support its multifunctional role, SETU required a scalable, highly adaptable and energy-efficient lighting solution. The implemented system was designed to provide dynamic, automated lighting adjustments based on occupancy and daylight levels, with the capability for manual overrides to accommodate individual preferences. Centralised on a graphical interface, the entire lighting configuration allows for easy adjustments across the building's diverse functional spaces. The selected KNX/DALI lighting control system offered unparalleled flexibility, managing individual light sources as needed, and provided a foundation for future integration with other building services such as HVAC and blinds. The backbone of the system, a robust KNX network, ensured maximised reliability and seamless integration of all controls onto a common bus network.
Key Technologies Installed:
KNX/DALI Lighting Control System: Allows precise management of over 700 lighting fixtures.
PIR Motion Sensors: Over 150 sensors installed to enhance energy efficiency through occupancy-based lighting control.
Controllers: 120 Manual Override Switches and Scene, ensure user comfort by allowing customisation of lighting settings.
Remote Access: Scene settings and timer controls are globally manageable via desktop or smartphone, synchronized to online time-servers for constant accuracy.
Planning and Installation
Emphasising a 'get it right the first time' approach, Xenon engaged with ABB, a renowned manufacturer in the European smart building sector, for their proven expertise and extensive range of smart building technologies. After selecting components, a rigorous trial was conducted within Xenon's facilities to ensure the performance met project specifications. Detailed planning and preliminary testing allowed for efficient on-site installation, with remote configuration minimizing the need for on-site commissioning. Calibration for daylight harvesting and motion detection was completed after all architectural finishes were installed.
Challenges and Solutions
Integrating advanced technology into a multi-use building presented several challenges, including ensuring seamless operation across diverse spaces and maintaining the aesthetic integrity of the modern architecture. Through meticulous planning and collaboration with M&E consultant engineers, BDP, as well as the excellent team at Seamus Byrne Electrical, Xenon successfully installed a system that not only met but exceeded the client’s expectations for functionality and energy efficiency.

The installation has set a new benchmark for intelligent building management within educational institutions:
